In 2014 I completed renovated the basement suite from flooring to ceiling, kitchen, furnace, bathroom, windows etc.

The house has 3 bedroom and 2 bathrooms on the main floor, a separate illegal basement suite with 2 bedrooms 1 bathroom in the basement AND an oversize double garage with a 1 bedroom carriage suite in the backyard.

We just finished upgrading the bathroom and want to move onto the basement and then kitchen.

I don't know if I would go to that extreme, I would want my guests to at least have some running water and a bathroom.

Wholesaling and working as an agent are essentially the same thing.

All these lenders care about essentially is the asset (good location, Debt-service-coverage-ratio [DSCR], Value per door/unit, value).

Maybe you're evaluating the deal based on adding another bedroom or bathroom, renting the property with Airbnb vs long-term, or another avenue that you see which some others do not?
