I built and sold 3 successful tech companies, was a CTO for two top US firms in DC as well, so let me play Devil's advocate — AppFolio and Buildium both offer reoccurring task/maintenance features for tracking such items like filters, law care, etc., however a simple operations change will fix all these issues.

This is a very specialty field served by a handful of firms from various parts of the country.Finding a provider with the right business model for your needs, and one with the expertise to help you succeed is much more important than where a firm is located.There are two business models, served by different kinds of companies.Self Directed IRA Custodians are financial institutions that provide processing services to document investments into non-traditional assets such as real estate, mortgages, etc.  

I am attracted to the BRRRR model -- it seems like an intelligent way to methodically build a good-sized portfolio by reinvesting my original equity over and over, but I also acknowledge that there's a lot to learn. 

More and more companies are switching to this model because of our success.

Finally, I would think that people would go to Disney world significantly less when a recession occurs, so also make sure to stress test your business model for this case ...

Having worked for one of these large funds briefly (they have no soul) I learned the innard workings of the operation and realized that their model is so flawed I knew I had just boarded the Titanic. 

If their business model doesn't meet your needs, I would consider finding a new PM.

I made inquiry 1 hour ago 5 am PST still no reply back from agents but then again I suppose most agents are not working between 5 and 6 am like I am  LOL... there was another young man in this market that did something similar it was more of a help you sell model.. but this one has agents helping..Many brokerages in our city won't allow dual agency.. and boy do you have to be careful when your doing this on the fiducerey side..
