Ok big splash on the news yesterday.. went to site registered only half a dozen SFR's on the site and same amount of commercial
the commercial guys are used to double ending the deals.. SFR's not so much or at all.
I sent requests to 3 of the 6 to see how good the agents who posted them are with follow up.
and to get some feedback from them.. but I am not sure this would be the best bet for a seller in this market your severely reducing the competition for the home... and most likely any chance at multiple offers.. puts the broker in a very tight fiduciary situation.
Now if I put my sellers hat on I have 30 new builds going and 7 of them are inner city North.. right by the new seasons off of MLK HOT area.. I could save a bunch of dough if I don't have to pay another agent.. or my other new builds...
so we will see how this pans out my prediction it won't go to far..
you will have buyers still wanting their own representation no matter how this is set up as you need to sign on the info sheet that you understand you will only work with the listing broker.. but when buyers come in with another broker what are you going to do..
We get that all the time they come to our subdivisions say they have no agent then show up with one when they actually want to write the offer.
Thoughts anyone .. especially those that are not agents and not real familiar with how the industry actually works.. like to hear some feedback from you folks
