They make great efforts to make sure that you stay in there stores as long as you can so that you'll continue the shopping experience and buy before leaving.As soon as you arrive, if you have children and it's hard to carry them in your arms, no worries they have family parking right by the door.  

Est 233 ,, divide by 4 = about 58 each.. hard to compare the duplex you didn't include price,, so ya do the math but personally I put my efforts towards the 4 plex.Honestly if the guy is 100% rented and his rents are close to market you can figure the interiors command that price and are probably pretty decent.YOu can start this property and do very little until you have a vacancy, and then decide what you want to rehab, otherwise  your set, and can do some exterior, yard and common area fixes first which will attract and warrant rent increases to current units.

I'm currently in Lawrenceville but will be moving to Johns Creek soon and plan to focus my sales and investing efforts in that area.

I went to a meeting up recently in an effort to gain knowledge and also network.  

I'm having an open house viewing so I thought this would be a good way to screen out anyone that is not worth the time and effort of going into a full application process and also thought it would be a good way to keep track and review everyone that comes through.

Let me step off my soap-box and continue...Even if you have the legal standing to forcibly have the occupant removed, you'll likely be better off presenting yourself as someone who is on their side (to a limit) in an effort to negotiate their departure from the premises.

So far after two months this investment has cash flowed over $585 a month after all expenses with very little effort on my part.

The management piece is going to require a lot of effort though.

I'm used to networking for work so I usually can tell when someone isn't genuine but this is going to be a whole new ball game. 

Usually the second effort leads them to the real success that they were looking for if not 10x'ing the first goal.
