On the 19th now the credit bureaus didn't all show up and we were forced to push it back another day because the scores didn't show until after my original  closing time.

Tips/advice/lessons learnt?

I know it feels like it now, but getting the best rate isn't get you where you want to go the fastest. 

Pro tip: Even though you can put no money down, you should be offering money down when you offer (even if it is returned at closing) so you have skin in the game.

In those states requiring a license to broker commercial loans, the referral source is now breaking the law.
