I just wonder how much buyers (the market and appraisers) care about everything being brand-spanking new and never used. 

Hello all, I was wondering if as the above says, I can use 1031 proceeds to buy either tax deeds or even tax liens.

Just wondering whether people typically use Quickbooks (or other accounting software) just to track rental property income & expenses, or the whole shebang such as:- Down payment/closing costs- Assets - the property itself, plus other fixed assets- Liability - the mortgage- Depreciation- Equity

Anyway, just wondering if it would make a difference being licensed as opposed to reading books and networking.

Anyways, I was wondering how you find the sellers and buyers.

Since I am new to this, I wonder what others have found over the years to be the best candidate.

Right now I am just saving up as much as I can while finishing College.

I did have to pay an extension fee due to their closing date and the municipal search in that city, and the fact after we went under contract they allowed the basement to flood (finished space) and never told me until I found out myself the day prior to closing.
