To layer that a little deeper, its all about resilient materials, most important NO CARPET!!!!

It adds a whole new layer to the equation.

Many of these things required for success are things that I was not taught growing up, even when I talk to my dad about things like waking up at 4am to work, or going to the gym everyday, or meditating, he acknowledges that even he could never do that, but knows that many successful people do that and that it's vital. 

The vital part of that strategy as with any other hard money lender would be to get your money out ASAP and get the new mortgage at a level where the property cash flows. 

It's that taking 1031 money requires a DST, which is a trust, and as per stipulations within a trust the managerial functions are layered with scopes and restrictions.

@Harman N. if you have the head height I would do 2 layers of drywall attached to resilient channels on the ceiling won't cost that much and will keep the tenant happier not hearing as much noise from above.

Over the 30+ years I've been investing in Real estate, I've found a few surprises once I peel back the first layer of damage in a rental only to find hidden damage and a much costlier repair waiting.

The roof currently has two layers and IS NOT leaking but does show significant age.
