Phoenix has a demand supply and not enough supply.

I haven’t had the experience (I’ve had 1 backup I covered out of pocket, one failure I also covered and two toilet supply line floods (make sure you’re stainless supply lines are braided and don’t look like snake scales or knights armor.)BUT, I have found more and more insurance companies trying to charge more and more for each thing they are covering.

That fit is too much work for a regular house hacker who does not have a reno loan and it can't be lived in as-is and not enough meat on the bone for a flip for a full-time investor or contractor.

So I’d like to know what everyone supplies in their kitchen and how much of it.  

Call me old fashioned, but Im going to say that the increase in the money supply is the main cause of prices rising.

I wonder what happens if gas hits that number that shuts down trucking companies during a supply chain crisis? 

If you start to do regular searches for SFR's to rent in Long Beach, Northport, and Babylon, you'll get a sense of what's out there (if you're not already doing this).Long Beach is a big singles area, perhaps renting a house with roommates is better or cheaper than renting in a building. 

For a regular market yes, make sure it could be used as a LTR, but for a vacation market such as Kissimmee the dynamics are different.

We have established an Accountable Plan and a reimbursement policy, which governs how we reimburse ourselves when we travel from home to the property to do maintenance and repair work, or when we buy supplies for the property.
