It takes a couple months to work through, but I was always able to prove the charges were valid and get the money back.You do not need to pay the property management company back.

They are proving through the pandemic to be the true winner in stable cash flow investing.

@John Warren Thank you so much for this insight. i keep hearing those words the more i study "find a team that carries an investment mindset" but sometime we need to hear it again and again until we understand it.

We spend a lot of time with our investors helping them to build an over all financial strategy, learn the benefits of investing in real estate, navigate complicated topics such as; creative financing methods, tax strategies, entity structuring, 1031 exchanges, cost segregation studies, market analysis, etc. 

Nothing like that first paycheck to prove the concept.  

Can anyone provide or direct me to actual examples of residential cost segregation studies?   

Or is it truly a necessity to start small and get a 4 or 6 unit under my belt to prove myself before moving up to bigger deals?

I studied social work in college and worked in a locked psychiatric hospital in my 20's.   

I have some background, conducted enviro studies, know the set backs, retention ponds, city utility connections, spoke with the town planner etc. 

All I wanted to do was prove people wrong who doubted me (in the wrong way) and look good on social media.
