My area has a strong economy, high rental rates, and a very large military and civil service presence.

I have a client that is an old GC.

On the front end of investing I strongly recommend having a separate bank account and not comingling rental funds/expenses and personal funds/transactions.

I would recommend you get a strong team around you, a good realtor (mine helps me with things sometimes regarding property I currently own), a good attorney, an accountant, a bookkeeper, and a property manager.

If they want to spend their time and energy with a client that obviously wants nothing to do with them, that agent literally has no other options, nothing going on.I make all of my rep agreements cancellable at any time without fault.

In fact, I've changed basically nothing from the strategy I've been running there since 2019.That said, I'm strategically picking properties in strong C Class areas that have potential to transition quickly to B areas.
