How would I go about starting this conversation with my accountant, being that I can take some depreciation on it?

Paralysis of Analysis, a virus worse than Covid, infects just about every n00b who is trying to get started in real estate. 

I'm planning to renew the lease starting November 1, 2024.

I moved here a few years ago from Portland OR to get started on real estate investing.

She started out great but this last year has been hell trying to get correct rental income..constantly trying to get her to communicate with me etc. every month for the last year I ask why I’m not getting paid the balance in the ledger and she always says it’s because some of the funds are advanced rent payments that I won’t get till the next month…been going on awhile.

We started a management company to manage our current arbitrage units and now we manage other client's properties.
