If they did the bank would not accept a big loss on the note but would want the owners to make them whole instead.So doing specific performance etc. can be a waste of time with a short seller.

This might not be right question to ask given how situation specific it is, but what would be a cash flow difference to aim for with respect to how much I could lease the property for and then sublease it?

Specifically, they will be looking for capital for a down payment and operating expenses and reserves, capability to obtain financing in an amount sufficient to close the deal.

@Justin Young, There is no specific debt level that works for or against a 1031 exchange.  

Go to fiverr and buy a cash buyers list for the specific zip code.  

I think this is less of a concern in Tempe specifically for investors because many of the condo complexes are investor heavy here.

I am investing in few properties in US ( Michigan to be specific), but also looking at other states as well.
