@Shawn Munoz What do you mean by "sell me the house" ...seller carryback/ land contract...some other type of option...are you seeking lending...do you have a good credit score....what type loan are you after if it is institutional...there is a lot more to consider.

For the privilege of the refi, you'll also pay thousands in closing costs, not to mention the pain and headaches dealing with qualifying again.I would figure out what the payment difference is between your current 15 and a new 30 (at a higher interest rate most likely) and cut that from your budget.

However, if a determined tenant could display that you were charging them more rent for a duplicate property, for no justifiable business reason (rents went up after lease expiration, building taxes, etc), than another tenant, they could probably come up with a protected class reason that you were violating - race, age, family status, etc, and then you would be forced to use your "pain in the ***" logic in court to defend the differential.So I would say you should probably not proceed down that road, and if you do, I would probably delete this thread.
