So I'm reading all of these posts about 'nightmare tenants' and I'm wondering...are these all tenants that were not screened properly or substandard tenants that were allowed in because there was no better choice at the time?

I would say many of the same aspects of the advice you see on the sf and multiplexes can apply (similar on cash flow analysis, screening tenants, etc)..Also, I am assuming buy and rent (but one could try a flip I suppose).

It wouldn't cost too much more to hire a property manager and they would do all the work for you.There are services available for screening that won't cost you a dime or require any effort on your part.

I dig the audio info because I am recovering (slowly) from a concussion and I try to limit screen time and reading which is hard when my 9-5 is almost all on the computer and I'm in the middle of my first 'real deal' which closes next Friday (holy ****!).

I would ask her about it, and if I had other stronger applicants I'd go that direction, but the screening company gave them a thumbs up, so that is worth something.
