there's one about half block from 1 train.. 80% renovated when the developer ran out of money (it's in good shape).. contractors estimated about another $500k work into this 5 story townhouse.. two 2bd 2ba floor thru unit and 1 4bed 3 ba duplex with roof top terrace.. plus a ground retail space..real estate agents estimated the rent in this area for 2bd 2ba is at least $4200.. and duplex at least $16,000 .. retail unit was already requested by a chain coffee shop for $12,500 .. annual expenses around $53k.. 7 and up cap rate.. bank wants $4.6mil.. which is way below market rate (local brokers estimated $9mil FMV when it's completed).. question is.. how to do this deal with no money down??

With the trends downward in ease of obtaining all commodities listed and the certain trends in upward pricing and demand in supply, I do see a train wreck coming.

One of the reasons I attend the OC Investors Club meetings (and the fundamental reason for it creation) was to create a hospitable atmosphere for investors to meet and listen to presentations without being subjected to the "Time Share" sales pitch.Naturally, many of the speakers will have authored a book(s) or created some sort of training course and will mention it at the end of their presentation, but the seminar must be informative and educational on its own, not simply a lead in to selling something.

I have been listening to a lot of my old training CD's again to see if I can pick up a few ideas.

Broker mills like to take new agents and get them on a 60/40 or a 50/50 split for their first few deals.They know most can usually squeeze out 1 or 2 transactions before leaving the business.If you want a per trans fee don't expect little to almost no training.

We have olympic athletes training on our Oklahoma City River (they are training for rowing - we have the newest and arguably the best rowing training facility in the nation with the completion of the $10 million Devon Boathouse).
