Where do all the dead hard money leads go?
I have been listening to a lot of my old training CD's again to see if I can pick up a few ideas. I was able to come up with several strategies I hadn't thought about in a long time. One of them was lead sources. John Schaub mentioned calling hard money lenders to capture all the leads that slipped through the cracks. IE: Joe Seller calls for a hard money loan. The lender says no buy I'll have my agent friend call you to set up a short sale. I, as the agent, call up a few investors (and list the property publicly of course) to write cash offers on the property. When the short sale closes the HM lender (as long as he is licensed) gets a referral fee.
Has anyone tried this? If you are a hard money lender does this seem like it'd work for you?
