There have been a few cases where the utility company can't switch it on the requested day, in which case I prorate the bill and don't charge them the fee. 

If the landlord or property manager is requesting the background check by entering the applicant's social security number this can be a hard check since the check is being "pulled" by the property manager or landlord with the applicant's permission.

It looks like If the tenant does not move out within 10 days of the judgement, I have to request an order of possession. 

I requested concessions which we are still working on, which is where the seller want's to just show they'll make every attempt to locate the access without ripping out the floor in likely areas.

You want to request a comparison with the same limits you have and then a quote with any changes they recommend.Because of differences in age, location, fire protection, limits, etc. you may find that splitting the two houses to different agents/companies may result in best rates but if its close I recommend putting both with the same company. 

Also, I don't know about Baltimore, but Petersburg allows you to request additional officer patrol, where you can request they drive by at least 2x/day, but they only do it in 3-day increments.
