If you have a property that breaks even, but is rapidly appreciating in value, you can ultimately do well.

Looks like probate is going to outweight foreclosures in terms of mailers per person.Apparently foreclosures are not cool anymore, every guru in town is teaching probates - expect rapidly increasing competition :woohoo:

I am over by Grand Rapids.

This was about 4 years ago, but the prices seem to be increasing quite rapidly.  

Also, I would imagine once your pay off some of the debt that you could do a rapid re score to get your scores up.  

@Jorge Ruiz Generally I don't think Milwaukee is much of a market for rapid appreciation.

I would like to get a multi and house hack as well, but they just don't come up much in Grand Rapids, MN.

My first property is a Single Family house very near to downtown Cedar Rapids. 

@Nick Doria - It allowed me to build up cash much faster for my contingency fund and much more rapidly enable my second acquisition.
