Rental properties in Wisconsin

Hello everyone, I am looking for some solid properties in the Madison or Milwaukee area. Does anyone have any recommended companies that I can tour with and check out their systems and inventory? Thanks in advance Andrew

    The Milwaukee market is hot right now and lack of inventory causes people to pay too much. 

    The properties we speak of on the north side or other C areas are for cash flow and will have little to no appreciation.  Marcus Auerbach invests in better areas (mostly outlying suburbs and always A), pays higher price points for those properties, but they are in appreciating areas.  In conversation, he peaked my interest describing a 10-yr comparison of his portfolio to a portfolio of an investor who buys in areas with little to no appreciation (which are also more challenging areas than the suburbs) and his numbers at the end of the 10 years are more favorable.   

    Some investors start off in the little/no appreciation arena with the intent to cash flow for a period of time and then cash out of those properties and move in to more stable, appreciating areas. 

    Everyone's resources are different and that will determine the strategy or plan that is best suited for you. 

    No matter what the market conditions are, I agree with Scott again, only buy great deals!
