This should be set up as a private equity deal with one or two well heeled investors. 

I've recently come into some private money via a relationship I formed with someone that is interested in getting a higher return on their retirement funds. 

Also, if that private party is putting up the cash should they have their name on the deed as well?

If you are short on funds, your account can take out a non-recourse loan.While these accounts may not be advantageous now, they certainly can offer a higher ROI later when you are investing in things like real estate, notes and private placements.

If you have no luck there ask your real estate lawyer if they work with any private lenders and go the private money route.
