Do I need an LLC in CA?

Hi everyone I have just acquired a personal money investor and we are looking to flip some homes here in Sacramento, CA. I would also like to do some wholesaling to build up my own personal capitol. Do we need to form an LLC to start investing?

Also, if that private party is putting up the cash should they have their name on the deed as well?
