Did you all pick a niche right from the beginning or was it a learning process?

Simple dry wall and flooring is easy for me.

Realtor has provided correct comps, but appraiser has rejected them.The simple fact that 2 appraisers were off by $20k and the first appraiser would not list to reasonable comps is an issue in my mind.

I can just look up recent cash transactions closed  and track down the active investors in the area.I do see this model happening a lot here in Texas ..these brokerages focus only on finding distress properties and double closing them to other investors... but they cherry pick comps, inflate their ARVs and market the property to newbies who have no clue what they are doing .

I liked it because it was intentionally simple and it was written with investor buyers in mind.

These simple steps will serve and protect you for years to come.

Even without prior construction experience, it shouldn't take very long to pick up what's in J Scott's book.

Maybe start with selling homes and once that gets a little bit of traction work on picking up managing a handful of properties on the side?  

Some people just want to learn for the fun of it, but having a NC and CA license isn't going to make you that much more marketable as a real-estate agent or increase your earning potential as a wholesaler.If you're in it to be a good real-estate agent in either, you want to pick up real-estate sales books.
