This vs, an inspection report which is not from the tenant.Though during the 4 years he was there:He broke, and I paid for all the following out of my pocket.washer dryer, new garbage disposal, broke 2 drawers, broke front door security gate lock, broke front door lock, broke kitchen faucet, I re caulked bathroom, changed light switch, installed iron chair railing(because he complained after living there 3 years ), ceiling fan, toilet seat.

Hey guys,I was hoping to get some help when underwriting deals.I've had some properties that have come across my desk, that have below market rents, and either with some better management, or light renovation there's some possibility of upward mobility in rents.The problem is they're being sold at 6-6.5 cap.

Make sure you have a HVAC/plumber/electrician/ etc ready to go, because interviewing when you're doing the work wastes time and energy.

I thought turn key meant "one and done" you pay, the property is yours (you did your due diligence and made sure the cash flow was not inflated, also have all your i's dotted and your t's crossed with eviction insurance and all that) and they manage the property for you.Is that not correct, I mean I know there "BAD" turnkey real estate companies who take advantage of people but I would think that a simple google search would give you want you need to know (I really like Morris Investing, I researched the day lights out of them (that is how I found out the 100% cash buy in) the worse I have found is that they take a while to call you back and when they do call you need to be ready because if your not they go to the next on the list and it can take them a while to get back to you with the next deal.

In my novice opinion, this is what needs to be done to the house:Mold inspection/eradication (water damage from leaking water heater in attic)HVAC neglect (possible mold)10 Fogged Windows (house has numerous large beautiful windows that have become opaque due to moisture)Pressure wash exteriorReplace Carpets (approximately 1500-2000 sq ft)Paint interior walls/sand and paint trimPlumbing hardware has all been removed/needs to be replacedPool filled with excessive amounts of leaves/debris (pump is running)Excessive amounts of trash throughout house yard and pool houseLive Oak growing onto roof (arborist needed)New Sod (currently all weeds)Pool Deck ResurfacingGarage Door Openers have been removedLarge golf ball sized chip on bottom of granite on islandresurface built-insExterminatorPatch holes/cracks in walls (about 10 fist sized holes)Many light fixtures missing (10 or so in closets and bathrooms)smoke alarms missingSo, part of me was disgusted and felt very guilty watching my buddy conduct a walk through via the internet.
