Out of curiosity, who are your inspirations in real estate?

I am now onto my next project which is a BRRRR on a SFH that I should be closing on in the next week or so.I really hope this was able to help/inspire someone in one way or another!

They also listed 3 dependants on their application and when I checked on social media, they had 3 or 4 additional children from other relationships.

One thing I wish I would have done before I got married and had children was house hacking.

For example a personal house I bought took an extra month or two to close because the house was inherited by the owners 5 adopted children. 

I rent b+ sfh and a lot of families have children and it is nice to play on carpet.  

@Pete SilanHi Pete, Both of our rental properties we have came about as a result of our children going out of state for college, and knowing there was no way for us to cover the cost of tuition and living/dorm expenses for them.

I could also just tell her I’m not going to renew her lease, but she does pay her rent on time and I don’t want to kick out a single mother with two small children in December in Montana. 

Also, as part of your lease addendum, make sure you consult a lawyer and that it asks questions about the pet (if it's ever attacked or bitten anyone, if it has issues with children, etc).
