Looking to invest at 21 y/o

Hi everyone! This is my first post. I just recently turned 21. I’m a real estate agent in Houston, TX and also a college student. I want to get my first investment property and acquire more properties in the future.

What would you recommend as my first step?

I have about 20,000 saved up and good credit, but no work history as of now(I just started as an agent)

What are your thoughts about seller financing?

What were your first steps or something you wished you would have done in your early 20’s to get your first property? I want to get my first property sometime in 2021
