I don't know specifically with co-ops but the single best real estate attorney in our area that every property management company uses and I've used for ever purchase and sale without a realtor is Gerald Stambaugh at Heiny Law firm in Mason City, IA you can certainly reach out.

With credit insurance, they cover the invoice when the customer doesn't pay beyond the annual deductible.They cover medium to larger firms, those with finance and credit departments, established credit policies they come in to audit annually to adhere to the established credit policies.

As long as we both have the understanding that the terms I'm quoting are based on this presumed score and will change accordingly with that score then I don't see any reason to issue a hard pull before we are ready to really pull the trigger. or like @Tom S. said I will go ahead and pull the credit if I have a firm belief that I'll be the only one doing so.
