We decided on Memphis based on the lower barrier of entry than our local market.

The low barrier of entry has allowed so many that are not professional, poor at acquisitions, and have a tough time managing sellers to enter the arena.

I live in Alexandria, Virginia, which is within the Washington DC Metro area - meaning everything in this area is fairly expensive and the barrier to entry is relatively high.

Clean out dryer vent and add grated cover to dryer exhaust at side of garage5) Repair water heater as suggested in appliance warning on counter in kitchen: "Excessive rust in burner compartment" to restore hot water function6) Remove Shed as it appears to be sitting on the ground and is dilapidated8) Replace carpet in back bedroom due to stains9) Remove rest of exposed plywood under counters away from range and/or cover with trim to make it look finished10) Patch & paint minor drywall damage/ water spots at ceiling and at entry to enclosed porch from interior and some other minor areas

I wanted to paint the interior of my home and this was mid 90s bid was 7500.00 when you live at Silverado CC in Napa the price doubles automatically.. so I said screw that and did it myself.. now I did it on days we got rained out for golf .. but I did everything but the ceiling in the front entry since it was 20 feet up and I did not want to kill myself falling from a ladder.. so I think I paid 1500 for that and they were done in 3 hours. 

We are not from here, came here to set up shop and have loved the lower entry prices, high rents, and friendly landlord laws.
