I'm a Southern California Native, and new to real estate. I happened come across a forum that said I should listen to bigger pockets. I did and wow. I'm really excited to get out of a dead end job and I need some Direction. Unfortunately , California is a terrible place to live to make a living. the cost of living is way too high and I barely make ends meet. I can't move as my whole family is here, and my daughters acting career is here as well. How or what are the first steps to buying out of state property? what is the best investor towns right now? (I'd like to buy a duplex or triplex to start. I need a place where rent is high and cost of property is fairly low) and how do I find a reputable , trustworthy person in another state to help me close on deals?

thanks in advance . I hear the BP community is the best!
