KC or Indy better investment?

Question

I live in CA but considering a cash flow rental property in Indy or KC. Are there recent changes in either city that would sway you to one?

Any other Midwest cities better?

The city does not matter as much as how well you know it and how good your team is! 20 minutes around where you live is always best, if you have to go outside, look for am area where you have some sort of an edge, like family or frequent travel etc.

Good evening everyone I have been going over different forums, doing research and reading different opinions on wholesaling. I live in Wichita, Ks and i haven't heard of many investors here as of yet that are into the wholesaling market. I have been trying to reach out to different people from realators to different investors thru the states. One thing to note when looking at the individual markets, you can make or loose money in any market. Don't think that one particular out of state market will shoot you to success or abject failure. It's not really that complicated to buy out of state. It only becomes complicated when investors try to over complicate or over think everything. Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.

• Don't buy in the roughest neighborhood in the urban core. Pick a solid B-Class suburban area. Perhaps a nice 1950's built bungalow.
• Always hire a 3rd party property inspector to give you an unbiased feel for the home. The reports are 40-90 pages long and go through the entire house in great detail.
• Get an appraisal. If your using financing the bank requires this. This is good. The bank isn't going to let you blow their money. They have more skin in the game then you do.
• Make sure you get clear title. If using a lender this is a non issue. They will make you do this. It's those maniacs that buy homes cash via quit claim deed off of craigslist that really get screwed.
• Make sure your property manager is a licensed real estate brokerage.
• Understand you can not eliminate all risk, only mitigate it. If you are risk adverse real estate, (especially out of state) is not for you.

@Chad McLeod - couldn't agree more about 64118 and 64119. All of our rentals are in Platte and Clay and we almost exclusively flip in those two counties. The path of progress is pushing this way. I think we are going to see some huge gains up North in the next decade if you know where to invest.  @Matt Allen KC is great. We are not from here, came here to set up shop and have loved the lower entry prices, high rents, and friendly landlord laws. If you need helping finding great deals that is what we do. I have 4 houses in KC.  Prices have definitely gone up but property taxes and insurance are low out there.  Just an FYI, rents are pretty low in KC but if you can get a good purchase price you should be good.  I only look at the suburbs as KC has a lot of rough areas -- but if you're looking at C+ and B areas I would definitely look at Raytown, a suburb southeast of KC.  I just bought a home off the MLS  there for $70K and should get at least $850 in rent.  I'm going to have to put a little money into it, maybe $3-5K, but that's still a good deal, IMO.  You can still easily find homes for well under $90K in Raytown.  If you look at Raytown I would try to stick to the east side, east of Raytown Rd.  Ideal spot is SE Raytown but prices will of course be more there.

Other areas to consider would be the northern areas like 64118 and 64119, and some pockets of 64116 and 64117.  Those areas will be a little more expensive (a little over but will actually have a little appreciation.  But honestly KC is all about monthly cashflow for me, so I'm not too concerned about appreciation.

@Matt Allen I might be a little biased, but do like Indy, because I invest there, and we do quite a few properties there and work with a lot of investors. I think Kansas City is great too though and I know some good investors there if you need connecting. If you decide to come to Indy and you come here, let's meet up, Thanks
