By getting a list ahead of time that is more narrowed down I can pinpoint buyers who are buying exactly what I am selling.Once I have the list I cross reference the county tax records to see who bought the home....Then I contact the owners directly.Students of mine have built sizeable lists in under 7 days.I actually thought of this method myself when i was a newbie Realtor trying to find a shortcut for locating investors.

To run comps, you need to look at a geographic search, typically within a 1/2 mile of your subject property, but not crossing any major roads, and specifically all sales within the last 90-150 days.

WRONG.As soon as the owner answered the door, I gave the whole " Hi my name is Terry, I would like to speak with you about purchasing your property" and handed a card........ very humbly but confident, as to not put anyone off.Immediately I get a F OFF and a door closed in my face.This has happened before and will more than likely happen again.Now normally I would walk away and cross that one off my list, do not visit, do not mail, however, I opened my mouth and some words were exchanged.Next thing I know the home owners wife has grabbed me by the shirt and starts shaking me!!!!!!!

Those companies who do succeed have a presence on both sides of the border who can hold the hands of and explain how the whole cross border transaction should be setup most efficiently, as well as offer that comfort feeling that their property will perform as advertised.
