It depends on what day of the month you close...mtg payments are in arrears, and are due on the first of the following month, you pay interest only for the remainder of the month you close in, then your first payment is due at the end of the following month (somewhere between 31 and 60 days depending on the day you close).You won’t get an extension on this.

Are experienced investors going to be in the business of "rental portfolio flipping" of these assets to new bright-eyed bushy-tailed real estate investors who are unwilling to go through the experience of putting their own portfolio together, and just want one ready-made, an extension of the idea of buying turnkey properties one-at-a-time every year or so, if you would?

If your seller were in default, the lender would conduct a title search in preparation for foreclosure proceedings and they would presumably discover the defect, make a claim, and the issue would be addressed.
