Looking for advise to set it up properly to maximize tax benefits.

Hello,Just purchased my first small 6 unit apartment in Ohio, I have 1 vacant unit that I am looking to start showing but I read at somewhere there is a limit to the amount you can charge a tenant on an application fee for background and credit check that is set by the state.

I would suggest you invite one person you'd really like to talk with out, set a time, and then invite other people, rather than trying to coordinate schedules with a bunch of people here.I'll come if I'm free--which I'm often not.  

Is there a simple idea of the fees that might be involved for setting up these business accounts?

You can set this up any way you like and your tenant will just have to accept your terms.  

These are both valid questions with no set answer.

My first reaction would do a more elegant/stylish balustrade, which would IMMEDIATELY set your unit apart from all the others, since interiors are how you're competing. 

You may pay half a point more in interest but can often close for a set amount, usually <$1k. 

My background is in international logistics and I believed I could apply that set of skills to the project management side of flipping  a home.
