Hey ya’ll, we just closed on our second flip today and I have a question about the construction.

I don't have any stats for you but the topic is very close to home.

Depends on whether you can qualify by supplying docs like W2s, paystubs, etc. and if you want to close in your name or an LLC.

Any thoughts out there about a couple of things: vac rental market in these areas, taxation, overall insight, etc. we have secondary thoughts about Big Bear and Frazier Park, CA, but investment market is very tight here with Palm Springs area mostly closed out.

I'm looking for one that isn't tax return based and strictly DSCR based HELOCS  Not a HELOC, but you could do a debt service-based closed end second.

RegardsYou can easily structure this scenario on a DSCR based loan and have the loan guarantor with the highest score be the only person to qualify while closing in an LLC owned by you and your wife. 

The second best comp closed end of 2022 for $830k, 3 months after being listed and a price reduction of 40k. 

I would have about $30k - $40k for a down payment, closing costs, and a few months of reserves. 

I have a client that just closed on a 3 family in Danbury and has an incredible 2 bed 2 full bath for rent.
