That enabled them to dispose of an abandoned, non-operational vehicle more quickly, vs. other tow companies that would have to store it for some time period in case the owner claimed it.  

Usually we would like to think that nothing will ever go that wrong but in fact they often do and far more often that we would care to admit. 

Be careful getting a loan in your name and transferring it to your LLC.

I am in TX and have been working with the son of an elderly widow to purchase his mother's house, and they have agreed to sell to me. 

Is there anything to specifically look for or be careful of?

If you still wish to run the rental out of an LLC to reduce your liability then you should be able to move your ownership into the LLC, but your loan will still be in your personal name. 

Painting with the right stuff is really took care of the smell.

The government could care less what they do regarding landlords.
