For online rental payments I use Apartments.com as it's free for both me and the tenant and they have good customer service when I call them.

It looks like there's a mandatory capital call forthcoming in a project I'm an LP in.

Sometimes they actually call and I mostly politely declined in the past but they just kept calling and calling so then I just started going on and on about how I need to sell this property at above market price and make a lot of money from them.

They are very worried about the subject to clause and I thought I remember the podcast mentioning insurance policies for this in case the mortgage company calls the loan due.

Call them up and ask them if they’re looking to expand their offerings because you have properties available for them to rent.

Or, you can call your local credit union and they will likely either have an application to fill out or start asking you questions, and they should guide the whole process from there.

So for a project that had a 100k purchase price and needed 70k in work, you'd only have to bring maybe 20k to the closing total, as compared to the 170k it would take with cash.These bridge loans do get called "cash" offers at times or are looked at as cash offers at times, but they are financing and they still do take 3 - 4 weeks to close, their are outfits who will close in 5 - 7 days but you will pay extra in origination for it.

Never had anyone call to ask how to use it, although to be fair, I'm not sure how many people watch TV.
