My business partner and I (both freshly passed the UT agent test) will need work work under the supervision of a Broker per state rules, but will have a fully independent company aside from working under the broker on paper. 

Hard to compete with rent concessions, brand new units, pools, playgrounds, social aspects, restaurants, retail, etc.

Same as with a brand new refrigerator and the manufacterur warranty same exact problem it's totally useless...

But I just didn't have the time to get proficient at it while at the same time starting up brand new construction of a 4-unit MFH in DTLA as well as take over all the landlording tasks.So, just as @Linda Weygant mentioned, I just set up two Google sheets, with the primary goal of making it easy for data entry on the fly.

With the complainers, the contract expires in 2 months and they already told me they wont leave because " they dont want to" but I really need all these out so I can have a fresh start with MY tenants. 

- Leave it the way it is and hope for buyers who grew up in the 70's- Paint all of it - I think it looks tacky, but fresh, when you paint wood paneling- Remove some, but not all of it - leave library aloneEnough said - please help if you have worked with / around wood paneling to bring a house up to date... 

I was in a brand spanking new 2.5k month apartment that was gray and light gray and it felt dreary.  

Also check electrical breaker box and make sure correct breakers brand and size are used for each connection for the brand of panel that is installed.

While I think this is a solid point of view, I think there is some room on the upside, but the Capital Region needs to do a better job of branding itself beyond being the state's capital.We're an hour from the Adirondacks, a couple hours from Boston, NYC, Montreal.

My father is does high end kitchens and bath renovations and recommended the brand.
