On a side note, I just learned you can use a high equity single family home as a down payment to purchase a multi-family home.In 2021, I learned about commercial multifamily and realized with just 1 deal, I can essentially leave my W-2 job. 

If you were doing more than the employer match then yeah maybe bring it down to meet it.The biggest thing is that while you are still in your corporate job get that essentially free money.

It is the selling price (less. closing costs and fees) minus your purchase price along with capital improvements you made (new roof, bathroom, etc).You cap gain/profit will be less than the $28k difference.

It is a 2 bedroom one bathroom and I am asking 110k.

The place has been recently flipped so new bathrooms, paint, floors. 

new HVAC, electric panel, recessed lights, added bathroom, tiled bathrooms, opened up kitchen, new cabinets and appliances, granite counter tops, refinished floors.

I've also bought larger properties and did a full gut/remodel so they are essentially 80-90% new construction and they rent just like new construction, just in established high demand areas.
