@Lee Burns  I think you were addressing your post above to me, so I'll take a shot at it. . .My reasoning is that a sandwich lease carries additional risk that might prove burdensome for a new investor, particularly a new investor with limited cash reserves.

However if the clog was found in the main of a particular unit before it joints the main to the street. then by all means approach that tenant with a bill, Hopefully you took some pics of the stuff that you took out so you can prove your case.

@Immanuel Sibero wouldn't cap rate be an indicator as to which you should choose for a particular property either to sell or to refinance, in that way it is a level playing field that does not depend on how much equity there is in the property.

We would need to take a look at what you have signed to make sure its the standard agency disclosure form or something modified, or if you signed something completely different like an exclusive right to represent which will also mention agency disclosure within.At the end of the day, You should have an agent whom you trust, in personal character and knowledge of your particular asset type and preferably location.
