What are some pro's and con's to Buying and Holding using the BRRR method (Buy, Rehab, Rent, Repeat) vs flipping?

If you intend to evict someone, turn off all methods of payment so they can't make partial payments and lock you in.If they're making payments and you think they can catch up within 30 days, then it may be worth sticking this out and hoping they do the right thing.

Lots of the clients my team and I work with are buying long term investment properties and either using the BRRRR method or buying turnkey and just renting it out.

What would be the best method of advertising to attract students to the property?
