Yes you do need to work on your RE property and RE based passive income is not really passive even at a high level (you still need to make phone calls to you PM company once in a while But I think the time and effort and sometime lower return overtime, is totally offset by the fact that you were able to leverage yourself into a future position.

Why didnt YOU hire the appraiser since you are a real estate professional?

If your going to get a website make sure it looks professional and is easy to navigate.

If the tenants need to go to work and they see a driveway that is not cleared, you will be getting angry phone calls right away!

I suggest you contact an attorney immediately.It is possible you are being set for an expensive shakedown for unnecessary monies by  professional  tenants.

This is not meant to be insulting but given the above question on how to fill out a PA, I would strongly encourage you to get some professional help involved while you learn.
