Don't know what buyers will think when you tell them it was moved.Can't imagine the hidden structural things that could happen.Not sure you can use normal comps to guess your ARV.Good Luck

I can literally imagine the new floors preferably hard wood (that's just me) new ranges and paint.

Oh wow..it's like a bunch of Lemmings responding at the bottom of that blog...The contracts we use gives the seller the right to rescind and back out right up to actual sale..with full disclosure through the whole process..That alone totally negates his whole rant..The first Agent I approached about doing short sales made me think I was trying to engage him in the most unethical illegal deal imaginable!..

I cant imagine they are very successful or get many deals with that type of customer service.

I totally understand why the banks need what they want, but I can't imagine that newly self employed investors are completely out of the game for 1-2 years?  

Keep pushing forward with your goals, most likely the actual path you take will look different than you imagined in your head.

try pouring a little water beneath the fucets and see where it drains.That  AND TENANTS need to be educated as to how to use a liner also.
