I don’t think that billing them in the next rent payment, them not being able to pay it, then giving them notice to pay or vacate sounds right.

So I've been thinking about ways to increase the overall income from a few duplexes that I own in NE Ohio and wanted to see if anyone else had ever tried this, after searching the forums I didn't see much on topic, but if anyone has experience, I'd love to hear how it turned out (the good, the bad & the ugly so to speak)...I've noticed over the past two years that there are only two approaches to washer's and dryers, either provide them as part of the rent or only hookups are included.

In most jurisdictions a community owner is permitted to change the community rule, with proper written notice to residents, providing the rule changes do not counter state codes.

If they don't pass, you can give notice as required by law and turn over the unit.That being said, if they've been a good tenant up to now, why rock the boat?

@Mitchell Litam , the existing lease runs with the property until it ends, however make sure to read your state's landlord tenant laws, so you know how you can make changes once it comes up for renewal, how much notice you have to give them, etc.Water/electric bills in their names is a matter for their current lease and your utility company's policies.
