I win the "bet" because some of them were cash offering lower than full price, the other offer didn't win because of the unique individual situation. 

It depends on variables unique to your situation (where you live, what type of real estate, partners/no partners, etc.).

I like your idea of the floating AirBnBs as that makes for a unique experience that AirBnB people would probably be interested in booking.  

Also, I would make the property unique enough to stand out from the thousands of other properties.

Toy might also try partnering with a land investor in your area and offer to pay for a mailer if they give you first pass on the accepted offers.

Unless it’s something pretty unique, I think it may be a waste of your time to try to find an established syndication to join because they presumably already have their internal team in place and roles defined.

As a former New Yorker, I feel qualified to say that the NYC market is very unique. 

You S8 lease should have unique items in it.
