I have a good truck that is fully paid off and a decent place where I can live for free for the next five years or so.

I've discovered a plethora of leads via foreclosures & probates & was wondering if there is any other alternative to find their contact info.What's the easiest or most efficient way to get 15 minutes of their time to share how our expertise can be mutually beneficial?

My goal would be to recoup ALL of the cash invested in the property.Assuming I am not able to pull all of the cash out, would it be a good alternative to take a temporary DFE loan for the purchase price (take a slightly higher rate, use the lender refund to avoid paying closing costs and just pay higher interest for 5 - 6 months) and then refinance again later when the 6 months seasoning period is up?  

The last alternative is to get this all redone.  

Do you rent moving trucks - or provide your tenants/clients with moving trucks for a day? 

There are a lot of alternative lenders out here with competitive rates.
