As long as the city does not hammer the builder with connection fees  ( or waives them would be best) I can see this working well as long as folks will pay that much to live there and of course Schools will dictate how well it will do long run.

@Amanda Bahil our lease states that we are not responsible for payments lost in the mail or stolen - specifically to cover events like this.Because of events like this, we also charge tenants a $10 Processing Fee if they send us rent via mail - to encourage them to pay electronically or deposit directly in our business bank account.Unlike the comments of others, we see this as 100% the tenant's problem, though not their fault.How do you think a lender for a mortgage or car payment would treat this?

If they don't want to wait for the results of the claim, then once I received proof of USPS claim, I'd agree to cancel the first check and issue a new one minus the cancellation and new certified mail fees.

Even with the 90% LTC, I still needed to come up with nearly 20k to get into a 75k property after fees and insurance and all that junk, plus since the rehab draws are reimbursements, I needed to come up with the initial 10k for the first draw myself, so that's 30k of liquidity needed for a relatively cheap property.
