I use HD gold status Behr 200 premium eggshell interior gloss trim and its not always 1 size fits all but typically I stick to light grey brown pastels for walls and darker comp color for trim or white I like to paint ceiling same color as walls lets the crown molding pop more

I've found that I can be friendly with tenants and have even built relationships after they moved, but all along I had to also maintain professionalism and stick to the rules because "business is business".  

We'll see if I stick with it or not, time will tell.The biggest lesson I learned in that arena is that if someone starts off conversations by asking for a discounted rate, I don't want to rent to them even at my full rate.

I just finished reading @Brandon Turner's book on Rental Property Investing, and one of the things that has been sticking in my mind is how he talked about starting to think about how you CAN do things, instead of can't.
