The best way to scale while continuing to work full-time is to outsource every aspect of the flipping business.

Speaker or Guru speaks for an hour or so on his or her way of investing so you an get an idea of how it all works  to see if it might be something for you - or maybe they guest as on the BP podcast  . . . all for free.Then they sell you to a training event that does not cost a whole heck of a lot to teach  your some key aspects of how they invest. 

Most don't have accounting features but Tenant Cloud probably leads the industry in that aspect, although I've heard similar issues with over-complication.What are the top 2-3 key features you need to help you become more successful?

The difference between a business purpose and consumer purpose loan and where owner occupancy fits in, are easily the most misunderstood aspects of private lending on this board.Are you able to answer this question: Can a private/hard money lender make “A loan to improve a principal residence by putting in a business office.”

This is more anecdotal rather than scientific so take with large grain of salt: I am currently trying to buy a SFR for myself in Nashville (will be a future rental after I occupy) well below price point you are trying to flip at.

If anyone could enlighten me as to this aspect of lending it would be greatly appreciated!

@John Woodrich I completely agree with the organization aspect.

So I dont really see anything thats changed culturally in that aspect.

That isn't a knock against them - tenants are one of the most challenging aspects.
