I’m a local contractor in Delco and invest here also.

I invested a lot of money and I was so consumed with tenants, contractors, lawyers, agents, etc. that I never factored in my daily wellbeing.

For what I pay him, he will show me lots of houses, meet with contractors to get bids and even check on the progress of repairs in a pinch.

I have never utilized his services personally but if I needed roofing done I'd certainly contact Dave Wandel with Charis Contractors.

I'm about 7 days away from closing on my first real estate deal and the thought occurred to me that instead of wasting time (and closing costs) dealing with a bank for the initial loan, I could simply use myself as the source of "private money" for the entire purchase (~40k) for a home that I intend to rehab.The rehab is expected to take 3-4 weeks and I already have a reputable contractor with a written estimate in hand and the cost will be a ~25k additional (worst case) on top of that.  

I had been financing him for years. ( he is now one of the top Guru's in the country).but he had been turned on to the market and liked it.. and since I knew the borrower so well I did the deals for himnow he had a tough time on the rehab.. what happened to him is what I have been warning folks about on other threads this latest pod cast and book about remote rehab is so dangerous to the begineer.. this guy was anything but.. however my position was so low in the deals I made my money he lost 20 to 50k a house.. contractors ripping him off  thefts time it was a nightmare for him to try to do it from CA> but don't feel bad for him he makes 1 million a month or better right now being a Guru  LOL..

I would have a General Contractor walk the house with you to get some numbers. 

I am in need of a contractor in Carlisle, Arkansas, or someone who will travel from Little Rock to do some HVAC and Plumbing repairs for me.
