Calculator only favors 1 person in my experience... only way to be fair is price check the materials and look at labor numbers basically kinda gotta train yourself to be a gc calculate it on your own and shop gcs till one fits your #

I do not agree with those saying "just move on", and here's why: they will undoubtedly do this again, and we, as landlords, owe it to our fellow LLs to help each other.Although you may very well never collect the money owed you (But you also may get at least some, read on to see why)....there is another bigger reason to go through the Small Claims process.

From my experience, if the place is thought through and there are stickers in place, and the cleaner's team have a check list to go through, minimize the issues the guests might have, and most of them could be solved right on the spot.
