MY PLAN: My plan was always to refinance the mortgage when rates dropped in the future, so my hope is that my mortgage would eventually come down to around $1,500-1,550 which then makes my numbers closer, as rental prices increase over time.

Eviction Fee?

I am looking to vacate the house and prep for a 1031.I previously had the property listed, got under contract just for this tenant to be the reason we didnt make it through the inspection period.I have a good relationship with her but she is a mess, pays late every month (including her late fee, she is current), police visits, etc. 

I assumed this was something a management company does and at any rate they said no problem.After about a month and various excuses for delays in getting a quote, I decided to get a backup quote from my normal insurance agent.  

I will definitely keep that in mind.Currently I'm just trying to find gain more insight on the program I already happened to pay the initial starting fee for.

So for example a property you buy for $500,000 with a $300,000 assumable mortgage note with an interest rate of 5%.  

if you use a DSCR loan expect your closing costs to be 5-10K and your rate to be in the mid 7s to high 8s. 

Check their nightly rates, occupancy and amenities.

Why sell if your rate on the house is good and you could have two cash-flowing rentals there, the main unit and the basement unit?

This, usually regardless of the amount of the fee.
